The Mathews Company developed the Village at Vanderbilt, which was Nashville's first true mixed-use development. The project was sensitively planned and involved more than two years of extensive neighborhood consultation. Among the intricacies of this transaction were the financing of an unsubordinated 99-year ground lease and the negotiation of a joint venture agreement with Vanderbilt University. Vanderbilt set high expectations since the 7.5 acres were adjacent to its campus. The scope of the development was 187 residential units and 100,000 square feet of commercial space. This project showed The Mathews Company's sensitivity to urban design standards and its ability to finance a project in excess of $23.5 million. The Village at Vanderbilt was a success from its opening. The apartment units leased faster than any other project in Nashville up to that time. The prices for these units also set the market standard.
